Buying a home is easily one of the biggest milestones in your life. Whether it’s your first condo in the city, a move up into a new neighbourhood, a rural retreat, or a family cottage, the process can feel like a whirlwind.

We help our clients become well informed, to decide on which home will best suit their needs. Our job is to make the process as smooth, educational, and enjoyable, as it is successful, with a steadfast commitment to protecting our clients’ interests from start to finish.

1. The Financial "Green Light"

Before the house hunting begins, we need to know your buying power. In today’s market, a pre-approval isn't just a suggestion, it’s your golden ticket. It tells sellers you’re serious and ready to move.

Pro Tip: Working with a mortgage broker (instead of just your bank) has its advantages, including acting as a "one-stop shop," with access to dozens of lenders, among other things. Need a name?  We’re happy to provide you with some referrals, to help ensure your financial picture is complete.

2. The "Must-Have" Deep Dive

This is the fun part. With the help of our Buyer Questionnaire, we’ll sit down together to figure out what truly matters to you. Is it the school district? A short commute? A particular community? By narrowing down your "non-negotiables," we save you time and focus on the homes that actually fit your life.

3. The Hunt & The "Hidden" Market

We’ll set you up with real-time alerts for the MLS, but our job goes beyond what you see on public sites. We keep our ears to the ground for off-market opportunities and upcoming listings.

We’ll schedule the appointments to see the properties that interest you; after doing so, you’ll decide whether to keep looking, or to make an offer.

4. Making the Winning Offer

When you find "The One," we handle the heavy lifting. We’ll analyze recent comparable sales to ensure you’re offering a fair price and draft a contract that protects your interests -balancing price, conditions (like home inspections or financing), and closing dates.

5a. Completing the Due Diligence

Getting the offer accepted is one thing; ensuring that the home checks the boxes in terms of home inspection, insurability, and confirming financing is another. We’ll schedule the home inspection and help ensure your other conditions can be met within the timeframe given.

5b. The "Rural Reality" Check

Buying in the country is a bit different than buying in town. If your dream home includes some acreage, we’ll guide you through the specific due diligence required for rural living. This includes:

  • Well & Water: Ensuring there is a reliable "GPM" (gallons per minute) flow and that the water is potability-tested and safe for your family.
  • Septic Systems: Confirming the system is sized correctly for the house and has been recently inspected or pumped. 
  • Zoning & Easements: Checking for conservation authority restrictions or a "Right of Way" that might affect how you use your land e.g., is the farmer next door permitted to cross your property to get to their field?

Our Take: We know exactly which experts to call for these inspections so you aren't left with a "money pit" under the grass.

Did You Know? In our region, property lines are often governed by one of three different Conservation Authorities (Ganaraska, Lower Trent, or Quinte). Before you fall in love with a property with a beautiful creek, we help you verify exactly what you can and cannot build near that water. It’s all part of our ‘no-surprises’ approach to rural buying.

Once the offer is firmed up, we’ll coordinate with your lawyer to ensure every "i" is dotted and every “t” is crossed, helping to ensure that your transaction closes smoothly.
